I wanted to share our thoughts with you regarding the offer we presented for the new construction houses priced at $210k-$240k. We truly believe that this could be a fantastic long-term investment, especially considering its great location in the BHM metro area. Not only is the pricing reasonable, but the potential cashflow is looks good.

However, there is one challenge we want to be upfront about. Currently, there are only 10 houses in the community, and we haven't received a clear timeline from the developer regarding the construction of additional houses. This situation gives the community more of a small street vibe with only a few houses, rather than a sense of a developing community. It's worth considering that this might affect its rentability in the near future.

While I am confident that in a year or two, we will either look back and wish we had made the purchase or feel grateful that we did, I understand that it's difficult to predict how the first few months will unfold.

If you decide to proceed, we could try listing the house for lease as soon as you get under contract. This approach might give you an extra month of marketing time before officially owning the property. It's something worth considering as it could potentially benefit your overall timeline.

Ultimately, the decision is yours. You can choose to pursue this opportunity, which holds great potential but might face some initial challenges, or you can explore other options that may offer a smoother path. We want to ensure you make a decision that aligns with your goals and comfort level.
