Our scope of work and prices are itemized below for the requirements for the City.
A. SURVEYOR shall execute a Boundary & Improvement Survey:
i. A ground survey of the properties will be made meeting the standards for property boundary surveys as established by the Missouri Board for Architects, Professional Engineers, and Land Surveyors (4 CSR 30-16).
ii. SURVEYOR shall review and address easements or other survey matters contained in the Title Binder (if provided).
iii. SURVEYOR shall resolve the boundary lines, recover and or set the exterior property corners in accordance with MO 4 CSR 30-16.
iv. SURVEYOR shall locate the permanent and semi-permanent improvements (structures, drives, walks, walls, fences, etc.) on the properties.
v. SURVEYOR will locate existing streets, right of ways, driveways, and sidewalks.
vi. SURVEYOR will locate current front, rear, and side setbacks.
Total for Item A: $1,650.00
B. SURVEYOR shall perform a Topographic Surveying:
i. To locate the features within the project area and 20 feet overlap of the defined area.
ii. SURVEYOR shall collect enough topographic data to calculate between two foot (2’) interval contours covering the project area.
iii. SURVEYOR shall establish and note elevation referring to U.S.G.S. datum for permanent benchmark required by the City and St. Louis County.
Total for Item B: $2,400.00
C. SURVEYOR shall prepare a Minor Subdivision for submittal:
i. SURVEYOR will provide a preliminary copy of the Plat for submittal to the client for approval.
ii. SURVEYOR will provide a preliminary copy of the Plat to the City and will address any comments and revisions from the City relating to survey matters.
iii. SURVEYOR will provide a preliminary copy of the Plat to the St. Louis County Department of Planning and will address any comments and revisions from the St. Louis County Department of Planning relating to survey matters.
iv. Upon approval, SURVEYOR will submit a copy of the Plat to the St Louis County Department of Highways and Traffic for review and comments.
v. SURVEYOR will address any comments and revisions from the St Louis County Department of Highways and Traffic relating to survey matters.
vi. SURVEYOR will submit a copy of the Plat to the Fire District for verification of fire hydrants and adequacy of water supply from the fire protection district.
vii. SURVEYOR will obtain letters from all utilities companies for The City requirements.
Total for Item C: $3,880.00
D. SURVEYOR shall locate visible Utilities within the project area:
i. Contact Missouri One Call System and local utility companies to request utility locates prior to field surveys.
ii. Locate storm and sanitary sewers and obtain pertinent data such as elevations and flowline in GPS, provided that the system is not pressurized.
iii. Illustrate on the completed drawing the location of utilities based on the general locates shown by the contacted utility providers.
Total for Item D: $750.00
E. Items the Client WILL, or MAY BE responsible for:
i. Signatures on all applications and submittals to the City and St. Louis County.
ii. The owner’s and lenders signatures will be required on the Plat prior to recording.
iii. Any application fee’s payable to MSD. Any additional MSD required work the civil engineer may order is an additional fee.
iv. A recording fee payable to St. Louis County Recorder of Deeds (fees vary from $150.00 – $300.00)
v. Any fee’s payable to the City.
vi. If Applicable – Any rezoning applications or meetings.
vii. If Applicable — Any fee’s payable to the Department of Highway and Traffic for Inspection Fee’s.
viii. If Applicable – Any Subdivision Permit Fee’s payable to St. Louis County.
ix. If Applicable – Any fees payable to Department of Public Works and Community Health and Medical Care.
x. If Applicable – A $75.00 review fee if a variance was to be filled due for the application fee.
xi. If Applicable – A title commitment binder from a local title company. Approx. fee is $350.00 per parcel address.
xii. If Applicable – Any fee’s payable to a professional engineer for sidewalk, landscaping, grading, and/or road dedication if required per St. Louis County.
xiii. If Applicable – Any appeals to the Board of Adjustment and any associated fees.
xiv. If Applicable – Any meetings with the City will be billed at SURVEYOR’s hourly rate.
xv. Any driveway or slope requirements f may require additional fees and compensation. The City will dictate the additional information required, if any.
xvi. A roadway easement will need to be created for all the lots, there may be an additional fee for this easement recording if is not included on the Minor Subdivision Plat.
