Overview of Our Investment Programs - Simply Do It
Here’s a quick look at the different real estate investment programs Simply Do It offers to clients:
1. Traditional Rental Program This is our core program. We help you buy long-term residential rental properties in various U.S. metros. You own the property directly (in your name or an entity), usually with a mortgage. You’ll have access to our trusted network of property managers, lenders, inspectors, and more.
2. Midterm Rental (MTR) Program Also known as a “hybrid rental,” this program is similar to the traditional one, but the property is used as a midterm furnished rental (1–6 months). It’s ideal for insurance-related stays, relocating families, or corporate housing. Currently available in the Atlanta area, MTR properties usually generate higher cash flow than traditional ones.
3. Co-Ownership Program In this program, two to four investors buy and co-own a property together. A designated Operational Manager (from our vetted network) handles the daily operations and keeps everyone updated. You still fully own your share of the property and share responsibilities with your co-owners.
4. Partnership with Simply Do It Occasionally, Simply Do It offers joint investment opportunities where we co-invest with clients. These are typically more complex deals and handled on a case-by-case basis.
5. RESI – Owner-Manage with Support For investors who want to manage their own properties instead of using a local property manager, RESI is our self-management platform. It provides tools and support for rent collection, maintenance, leasing, accounting, and more. RESI is ideal for hands-on owners seeking more control, transparency, and cost savings.
6. Investor Wealth Partners Program We’ve built strong relationships with vendors and service providers in the real estate space—many at a national level. Our clients can access these partners (insurance, lenders, inspection services, tax protest, and more), often at discounted rates, to help improve property performance and save money.
