You Must Drop Your Property Value and Property Taxes in Clarcksville – Here’s How . . .

About 3 months ago one of our clients who was the owner of a rental property in Clarksville TN (Montgomery County, TN) reached out and ask for our advice how to dispute his property taxes after learning that the county had doubled the value of his property in one year from approximately 160,000 in 2023 to 320,000 in 2024. Which as a result would have doubled his property taxes.

We suggested that he does one of the following

Option 1: Dispute It Yourself

You can file a dispute by providing justification for a lower valuation. Here’s how:

  • Gather comparable sales data from recent sales in your area.
  • Consider hiring an appraiser—this provides strong proof of value but can be more expensive.
  • Alternatively, hire a BPO (Broker Price Opinion) professional. Unlike a standard realtor, a BPO specialist prepares a detailed, professionally formatted report justifying the property’s value. This third-party opinion carries more weight in disputes than a simple set of comps from a realtor.

If you work with a BPO provider, make sure to clearly explain your goal—that you need a professionally prepared valuation report to support your property tax appeal.

Option 2: Hire a Local Tax Dispute Company


This owner followed suits and reached out to the county to find out how to file a dispute and file the dispute.

The results, as you can see in the image below – he was able to drop the value of the property by $60,000 which will impact is property taxes.

He probably spent about an hour and a half dealing with this resulting in a significant change with is expenses.
