The Out-of-State Investor's Checklist

Out-of-state investing rewards the prepared and punishes the rushed. This is the checklist to run through before you wire a single dollar.

Before you wire a single dollar

Confirm your financing is truly approved, not just pre-qualified. Verify your reserve funds are liquid and separate from the deal. Make sure your LLC or entity is in place if you are using one, and that your closing team — title, attorney, lender — is aligned and ready.

Verify the market

Re-check the market fundamentals one more time: job and population trends, rent levels, and landlord-friendliness. Make sure nothing has shifted since you first analyzed it. A market can cool or heat up quickly, and your decision should rest on current data, not last quarter's numbers.

Verify the property

Order an independent inspection and review every line. Confirm the roof, HVAC, plumbing, and electrical are not about to become a surprise expense. Reconcile the inspector's findings with the seller's disclosures and reprice the deal if major items surface.

Verify the team

Have your property manager lined up before closing, not after. Confirm your agent, inspector, and key trades are responsive and real. A remote investor lives or dies by the people on the ground, so lock them in early and verify they are who they say they are.

Verify the numbers

Run the deal through your analysis one final time with real, current figures: actual rent comps, true taxes and insurance, realistic maintenance and vacancy, and your real financing cost. If the cash flow still works on conservative assumptions, you have done the work. Now you can wire with confidence.
